Our Site Visit Structure

1️⃣ Documentation Review

We confirm ownership documents, title copies, and identification before proceeding with listing approval.

2️⃣ Physical Inspection

For land: beacon verification, GPS validation, access roads, terrain, and utilities.
For houses/commercial properties: structural condition, finishes, security features, and overall presentation.

3️⃣ Location & Market Assessment

We evaluate neighborhood growth, nearby amenities, infrastructure, and comparable property prices to guide pricing strategy.

4️⃣ Professional Media Capture

High-quality photography and, where applicable, drone coverage are done to ensure premium presentation.

5️⃣ Mandate Signing

During the site visit, the property owner signs the official mandate letter, formalizing the marketing engagement.

Site Visit Fees

✔ Property Owner Site Visit – KES 5,000

This covers due diligence, inspection logistics, documentation screening, pricing advisory, and onboarding evaluation.

✔ Buyer Site Visit – KES 2,000 (Refundable)

This refundable fee ensures we serve serious clients and covers operational incidentals during property viewings.

What Property Owners Must Prepare

  • Title deed copy

  • PIN certificate

  • Access to the property

  • Clean and presentable premises

  • Visible beacons (for land)
